The Bay of Kotor (Boka Kotorska) in Montenegro is generally accepted as the most beautiful bay in the Mediterranean and is a UNESCO World Heritage site. We are lucky enough to have a luxury apartment available to let which is right on the waters edge in the heart of the bay.
The apartment is a rare modern 'waterfront' or 'frontline' open-plan apartment. This means it directly faces the Adriatic Sea. This allows magnificent views of the bay from every window in the apartment. Imagine waking on a warm Summer's morning and looking out straight across the cool crystal azure waters of the Adriatic.
The property is also entirely at ground level, both regarding it's location and it's build. In significant contrast, access to many of the buildings in the beautiful Kotor Bay area, by it's mountainous nature, is via very steep slopes or significant numbers of steps. Lack of these problems, coupled with it's abundant parking, makes the apartment very attractive for the physically impaired (and those on holiday who don't want to climb Mount Everest after a day's sunbathing and relaxing).
The apartment is just a few miles from the Old Town of Kotor. The Old Town is definitely the place to visit on sultry Summer evenings.
Internal climate control is available via the sophisticated remote-control air conditioning system. This will heat/de-humidify as well as cool the apartment. This facility coupled with the modern double glazing and mild Mediterranean climate makes the apartment attractive for economic short holidays out of season.
One of the highlights of the apartment is the sea-terrace or 'ponta'. This is a large area right outside the apartment at the edge of the Adriatic Sea which has a barbeque/bar area, lots of room to sunbathe/swim/relax and berthing facilities. The 'ponta' also has ladders so that once you've dived into those beautiful waters to cool off after a hard afternoon's sunbathing, you can actually get out again!

Travel
If hiring a car we would recommend arranging this in advance. Best Buy are familiar with guests driving into Montenegro and will supply you with the compulsory cross-border or 'green' card. If you use another hire company, make sure they supply you with this card and will allow you to drive into Montenegro.
The Montenegro Government from June 2008 are charging an Eco Tax of 10 Euro for all cars going into Montenegro! You will need to pay this for your rental car unless it has been paid for the car previously. Make sure you have 10 euro in cash with you. All cars into Montenegro pay this, including the locals. There are no major problems with driving in Montenegro. Of note though is:
- The main road around the edge of the Bay and into Kotor is fine however some of the side roads can be a little steep and so care needs to be taken.
- The traffic laws in Montenegro require cars to have lights on at all times. There is a 20 Euro fine if you are caught.
- Some roads are in need of some maintenance i.e. small holes here and there but in general the roads are pretty good condition.
- Some smaller roads may be little more than dirt tracks so unless you are adventurous, stick to the main roads.
If you dont wish to hire a car, taxis are available to collect you at Dubrovnik airport and take you all the way to the apartment in Montenegro (even through the border). They will, of course, collect you for the return journey should you arrange that with them. We strongly recommend doing this in advance - all of the arrangements can be done by email directly with the taxi firm, please see our website for more details, link below.
Local taxis in Montenegro are very cheap - a journey from the apartment to Kotor Stari Grad (old town) cost us just over 5 Euros so a taxi from Dubrovnik then using local taxis to get around really is an option. We would recommend Red Taxi on 9719 (diallable from a UK mobile when roaming in Montenengro) as their cars are new and very clean.
It's also totally possible to drive all the way there but from the UK it would be approx 24 hours solid driving. You will obviously need the appropriate cross-border documentation.
The apartment does also have mooring facilities, but please check with the appropriate authorities if it is possible to moor your vessel in the Bay of Kotor. The Montenegrins are very sensitive to smuggling etc and you MUST go straight to the nearest Customs office as soon as you cross into Montenegrin waters.

Living RoomsThe apartment is fully double-glazed and has plenty of front windows to allow natural light. Notably all of the windows boast a stunning sea view. The window units also contain integral blinds for privacy etc. The flooring is cool marble. It's fully furnished giving the basics for living in a small apartment. The internal layout is, in common with many apartments in the area, open-plan i.e. there is no door between the bedroom and the lounge area. This should be considered when sharing.
The rooms consist of a modern lounge-diner, double bedroom, bathroom containing a shower and toilet and an additional 'dressing-room' between the lounge/diner and the bathroom. This 'dressing-room' has it's own additional sink.
The double-bedroom contains a kingsize double bed, clothing storage/wardrobe, chest of drawers and bedside cabinets. The lounge-diner contains two sofa beds and additional seating. The use of the sofa beds in addition to the double bed allows the apartment to sleep 2+4 people.
External facilitiesOne of the highlights of the apartment is the sea-terrace or 'ponta'. Facilities
Parking FacilitiesThe apartment has abundant parking facilities which again makes it a minority building in the Kotor Bay area. The private parking area on the front terrace is protected by a chain/padlock. There is parking up the side drive to the rear of the building and then additionally there is room for three or four cars by the side of the ponta out at the front. The terrace parking has access immediately to the road so suitable care should be taken when pulling out etc.

Noteworthy FeaturesIf you fancy scuba diving, then this is the apartment for you as it also has mooring facilities. This area of Montenegro is an area that pirates came from so perhaps there is a sunken chest of doubloons waiting for you down there!

CleaningThe apartment will be cleaned before you arrive, and will be cleaned and the linen changed on a weekly basis.
Please leave the apartment as you would like to find it. Basic cleaning equipment is available.
Is bed Linen providedYes, bed linen is provided. Duvets are not readily available, instead normally you'll find blankets on beds.
Are towels providedYes, towels are provided. Notably, all of the towels and duvets are of the western-type. If you've been to this area before you'll find that the native towels etc are small and not as fluffy as Eastern Europe.
Are beach towels providedNo, please bring your own beach towels.

Activities
Kotor Bay is noted for it's wrecks and caves etc. It's a haven for diving and the apartment is in the heart of it complete with boat moorings if you need to venture further afield. It's the best of all worlds as you are there on the Adriatic ready to go anywhere but also benefit from the protection of the bay when moored.

Further Details
The romantic cobbled streets of Kotor Old Town, 5km away, really has a party atmosphere at night and is a great way to chill out after a long day swimming and sunbathing. Uniquely you aren't allowed to drive in the Old Town, you must leave your car outside the gates. This makes for a wonderfully peaceful evening without cars and motorcycles roaring up and down.
The night life in Kotor is wonderful, the town really buzzes.
Travellers cheques can be cashed at the banks in Kotor Old Town but be aware of the commission charges as some can be fairly high. There are also ATMs there so cash can be easily obtained.
There is a nice little minimarket approx 1km South called 'Ela' - they have most things you'd need regarding food and drink.
The food and drink in Montenegro is excellent with this apartment being a 'stone's throw' from one of the best restaurants in the area, the 'Stari Milini'. This restaurant serves a varied menu including local fresh food. It's not the cheapest by comparison to other local restaurants but is much cheaper than restaurants in the UK. This restaurant is 10 minutes sea-front walk down into Ljuta (the local town), you then arrive in the restaurant car park. The cost of living in Montenegro is far less the UK and so eating out is a real option.
Montenegro is still a very cash oriented society but some larger shops are starting to take credit cards.

Booking Notes
Deposit:
A non-refundable 20% deposit is payable on booking. This should be returned together with a signed copy of the booking form within 7 days. We'll forward the booking form to you upon request.
Full Payment:
Full payment is due 6 weeks before the departure date. If this is not received by the due date, we reserve the right to seek an alternative booking, with the cancellation charges then coming into effect (please see booking terms on our website for more details - link below).
A refundable security deposit of £200 is payable with full payment, 6 weeks before arrival.
